Pre-Purchase Roof Inspection Report – £300

A pre-purchase roof inspection report is a detailed assessment of the roof’s condition, carried out before a property sale is completed. These inspections are commonly requested by buyers, sellers, solicitors, or surveyors to ensure there are no hidden issues that could lead to unexpected costs after completion.

For buyers, a roof inspection provides peace of mind by identifying existing or potential problems such as leaks, damaged tiles, failing roofs, poor workmanship, or age-related wear. The report clearly outlines the roof’s current condition, any required repairs, and the likely lifespan of the roofing system. This allows buyers to make an informed decision and, where necessary, renegotiate the purchase price or request repairs prior to exchange.

If any issues are identified, we provide a clear written quotation along with a full explanation of the recommended repairs, including why the work is required and the potential risks of leaving it unaddressed. This transparency ensures buyers and sellers fully understand the scope and cost of any remedial work, helping to keep the property transaction moving smoothly and without surprises.

For sellers, an independent roof inspection can help prevent delays or disputes during the conveyancing process by addressing concerns early and providing clear, professional documentation to all parties.

Rogue Roofer Inspection Report – £150

A rogue roofer report is designed for homeowners who have had roofing work carried out by another contractor and are now experiencing ongoing issues, defects, or failures with their roof. This service provides an independent, professional assessment to identify whether the work completed meets acceptable industry standards.

If you are facing problems such as persistent leaks, poor workmanship, incorrect materials, incomplete repairs, or premature roof failure, a rogue roofer report will highlight the cause of the issues and clearly explain what has gone wrong. The report documents any substandard or non-compliant work, helping homeowners understand whether the problems are due to poor installation, shortcuts taken during the work, or a lack of proper roofing knowledge.

Our written reports can be used for disputes with the original contractor, insurance claims, warranty issues, or legal proceedings if required. Where remedial work is necessary, we provide a detailed explanation of the required repairs along with a clear quotation, allowing homeowners to understand both the extent of the damage and the cost of putting it right.

This service gives homeowners clarity, evidence, and peace of mind when dealing with roofing problems caused by unreliable or unqualified contractors.

Storm Damage Insurance Assessment Report – £150

A storm damage insurance assessment report is carried out following severe weather, such as high winds, heavy rain, or storms, where a roof may have been damaged. This inspection identifies storm-related issues including displaced or broken tiles, damaged ridge systems, leaking flat roofs, and compromised flashing.

The report provides clear photographic evidence, a professional assessment of the damage, and confirms whether the issues are consistent with storm-related events. This documentation can be used to support insurance claims, helping homeowners present accurate and independent evidence to their insurer. Where repairs are required, we provide a full explanation of the remedial work along with a detailed quotation, allowing insurers and homeowners to understand the scope and cost of repairs.

Leak Detection Inspection Report – £150

A leak detection inspection report is designed to locate the source of water ingress where a property is experiencing leaks, damp patches, or unexplained moisture. Roofing leaks are often misleading, with water entering in one area and appearing in another.

This inspection involves a thorough assessment of the roof structure, coverings, flashings, valleys, and drainage systems to accurately identify the cause of the leak. The report outlines the exact entry point, explains why the leak is occurring, and recommends the most effective repair solution. If remedial work is required, a clear quotation and explanation are provided to resolve the issue permanently and prevent further damage.

Party Wall Dispute Inspection Report – £75 per neighbour or £150 if purchasing individually

A party wall dispute inspection report is carried out when roofing work affects, or is alleged to affect, a shared or adjoining roof structure between neighbouring properties. This type of report is commonly used during disagreements or disputes to establish responsibility and condition.

The inspection documents the current condition of the roof on both sides of the party wall, identifying any existing defects, damage, or changes. The report provides an independent, unbiased assessment that can be used by homeowners, surveyors, solicitors, or insurers to help resolve disputes fairly. Where repairs are required, we clearly outline the necessary work and provide a detailed quotation if requested.

Solar / Retrofit Suitability Inspection Report – £150

A solar or retrofit suitability inspection report assesses whether an existing roof is structurally and practically suitable for solar panels, insulation upgrades, or other retrofit systems. Installing new systems on an unsuitable roof can lead to leaks, structural issues, and costly future repairs. Some roofs need to be reinforced internally due to rafter and perlin weight restrictions to ensure the roof does not start bowing and causing structural issues over time.

This inspection evaluates the roof’s condition, age, structure, coverings, and load-bearing capability, as well as identifying any existing defects that should be addressed prior to installation. The report highlights whether the roof is suitable, any recommended preparatory work, and potential risks. Where remedial work is required, we provide a clear explanation and quotation, ensuring the roof is fully prepared before any solar or retrofit installation takes place.

We do not recommend the solar panel companies doing their own independent surveys; they are inclined to ignore any issues with the roof if it may cancel the solar panel sale.
