What an in-depth roof inspection can reveal that a standard RICS survey may not identify

Even when a roof has passed a standard survey, hidden issues can remain beneath the tiles. Our trained roofing contractors carefully lift selected tiles to inspect the eaves, underlay and timbers, before securely refitting them.

Unlike a standard RICS survey, which may not identify defects beneath the tile covering, our in-depth inspection can reveal problems at subsurface level. If a tile were accidentally damaged during this careful inspection, we would replace it at our own cost.

Roof inspection report prices for 2026–27

Specialist reports are available for specific needs: the Property Owner Roof Inspection Report is £150 + VAT (£180 including VAT), while Rogue Roofer, Party Wall Dispute and Storm Damage Assessment Reports are each £150 + VAT (£180 including VAT).

Our advanced Pre-Purchase Roof Inspection Report is currently £250 + VAT (£300 including VAT) as a promotional price until 31 January 2027. From 1 February 2027, the price will be £350 including VAT.

50% refund when we carry out the resulting work: We will refund 50% of the report fee if Your Space Innovations is subsequently appointed to carry out the roofing contract arising from the report. For a property purchase, the purchase must complete and the buyer must appoint us. Where our report consolidates competing opinions, the client must choose us for the resulting work. The refund is not automatic simply because a report is purchased.

Reports are available for property purchases, suspected leaks, storm damage, repair planning, party-wall matters, solar or retrofit suitability, and concerns about previous roofing work.

What Does a Roof Survey Involve?

The inspection checklist we follow covers all crucial elements, including identifying missing or broken tiles, damaged leadwork, rotting fascia, potential leaks, water pooling and debris buildup.

Our team uses advanced techniques, including drone inspections, aerial photography, and hands-on physical checks. Our drones are equipped with high-definition cameras and thermal imaging. While the techniques we use to survey your roof will depend on access and weather conditions, our roof inspections are always thorough.

Any issues we detect during your roof inspection will be recorded in a detailed report from our team, along with an estimate for necessary repairs or replacements.
