What happens after you book
- We confirm the details. We contact you within one business day to confirm the property, your timing and the practical access route.
- We help arrange access. Where appropriate, we liaise with your estate agent and the vendor’s side to help arrange a suitable inspection appointment. Access remains subject to their agreement.
- We inspect the roof properly. We assess visible roof coverings, roof details and relevant internal areas. Where it is safe and accessible, this includes the loft and signs of water entry or roof-related defects inside the property.
- You receive a clear, photo-led report. We explain visible findings, practical priorities and likely next steps, so you can decide whether to proceed, negotiate or seek wider advice.
Our report is a specialist roof assessment. It does not replace a full building survey, valuation, legal advice or investigation of concealed or inaccessible areas.
The report is 50% refundable where Your Space Innovations is selected for the required roofing work after the report.
Roof-specific insight before a larger survey
RICS Level 3 building surveys can commonly cost around £450–£600, depending on the property and surveyor. Our report is significantly lower-cost because it focuses specifically on the roof. It is not a replacement for a full Level 3 survey; it is a practical way to investigate a major sale-risk early, before you spend more on wider investigations.
