£180 Property Owner Roof Inspection Report

The Property Owner Roof Inspection Report costs £150 plus VAT — £180 including VAT. The Rogue Roofer Report, Party Wall Dispute Report and Storm Damage Assessment Report each cost £150 plus VAT — £180 including VAT.

The Property Owner Roof Inspection Report price will be maintained at £180 including VAT until at least 2 August 2027. The appropriate report and inspection scope will be confirmed before booking.

Advanced Pre-Purchase Roof Inspection Report

Current price: £250 plus VAT — £300 including VAT.

This is the more advanced document for property buyers. It provides a detailed written and photographic assessment to help the buyer understand visible roof concerns, likely priorities and questions that may need to be raised before proceeding.

The price is planned to rise to £350 including VAT during January 2027. The exact effective date will be displayed here and confirmed before any booking affected by the change.

When 50% of the Report Fee Is Refundable

For any report type listed above, 50% of the report fee is refundable when Your Space Innovations Roofing & Building Services Ltd is appointed to carry out the roofing work resulting from the report.

  • For a property purchase, the purchase must complete and the buyer must appoint Your Space Innovations to carry out the resulting roofing work.
  • Where a report compares several contractors’ opinions, the client must select Your Space Innovations to carry out the resulting work.

The refund is not automatic simply because a report was purchased. The work, price, programme and any guarantee will be confirmed separately in writing.

First-Time Buyers Are Welcome

We are very familiar with helping first-time home buyers. We explain roofing terminology in clear, accessible language, answer sensible questions about the findings and share practical, often invaluable advice gathered through our journey in the roofing industry. There is no pressure to appoint us for repairs.

What a Report Is Designed to Provide

  • Photographic evidence of accessible roof areas and visible concerns.
  • A clear, accessible explanation of the findings.
  • Priorities for repair, maintenance or further investigation.
  • A clearer basis for comparing different roofing opinions.
  • Practical information to support a property or repair decision.

A roof inspection is limited to areas that can be safely accessed and observed at the time. Any access, weather or visibility limitations will be explained in the report. A roof report is not a property valuation or a substitute for legal or structural advice.
